Prospective Tenants Left in Limbo as Tricorn House Rental Applications Halted

Prospective tenants who had pinned their hopes on securing an apartment at the newly redeveloped Tricorn House are facing an uncertain wait after rental applications were unexpectedly paused.

The high-profile development, managed by CGT Lettings on behalf of owner Vilednik Holdings Ltd, had generated significant buzz upon its launch. A bespoke digital platform—designed to streamline the registration, viewing, and bidding process—saw an immediate surge in activity, with offers submitted for every available unit on the very day of the launch.

However, despite the clear market appetite for the units, CGT Lettings has been instructed by Vilednik Holdings Ltd to suspend the progression of these applications while the owner reviews “wider decisions” regarding the site.

Nick Devonport, Managing Director of CGT Lettings, expressed sympathy for those caught in the current standstill. “Naturally, the delay is frustrating for us and, more importantly, for the applicants who have viewed properties, submitted offers and are waiting for an outcome,” said Devonport. “We have continued to work extremely hard with the owner throughout this period and remain ready to progress matters as soon as we receive the appropriate instruction.”

Devonport indicated that the company hopes to provide clarity within the next two weeks, promising that updating the waiting applicants remains the agency’s primary concern.

The situation surrounding the Tricorn House project is particularly notable given the site’s history. Originally constructed in 1975 as office space for the Department of Health and Social Security, the building remained vacant for decades after its 1996 closure. It was eventually purchased by Vilednik Holdings Ltd at the end of 2022 and underwent extensive renovation to enter the private rental market.

Despite the current roadblock at Tricorn House, the project has served as a proof-of-concept for CGT Lettings. The firm reports that the interest generated by the development has attracted attention from other property owners looking to launch large-scale residential blocks in the region.

“The private rental sector is changing rapidly, and landlords, investors, and developers are increasingly looking at how they position and launch larger numbers of properties into the market,” Devonport explained. As a direct result of their work on Tricorn House, CGT has already secured instructions for several other developments, including schemes in Cheltenham and Gloucester, with further details expected to be announced soon.

For now, however, the immediate future of Tricorn House remains in the hands of its owners. CGT Lettings maintains it is in constant contact with Vilednik Holdings Ltd and expects to resume the application process as soon as authorization is granted.
