A multi-building complex that is leased by The Resource Center is under new ownership.
The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from Feb. 11-17. The county does not provide transaction information, but real estate documents are available for review at the clerk’s office.
During this time period, Brubar Associates sold 880-882 Foote Ave., Jamestown to 880 Residential Drive, LLC for $1.5 million.
According to the parcel number on the county’s GIS page, the property sits behind Foote Avenue on Residential Drive and has four main structures on it, which are used by The Resource Center for its Foote Avenue Intermediate Care Facility.
Steve Waterson with The Resource Center said this transaction does not affect their operations there.
“We have always leased that property and their current lease is in effect until 2041,” he said in an email.
He added that they have operated an Intermediate Care Facility at that location since 1982.
“The property has four buildings – three of the buildings each contain two separate homes for a total of six residences that are home to a total of 54 people with intellectual and developmental disabilities. The other building contains a recreation center, kitchen and administrative offices,” Waterson said.
In a separate sale, 154-158 James Ave., Jamestown was sold for $800,000. There are two apartment complexes at this location, with nine suites each.
Also during this time, 3988 North Main St. Ext., Ellicott was sold to Heathen Household Service, LLC for $105,000. Heathen Household Service has opened Heathen Rentals, LLC at this location, where heavy duty equipment can be rented, including excavators, heavy duty trailers, skid steers, lawnmowers and more.
In addition, the City of Dunkirk Housing Authority sold nine parcels to Dunkirk Landing, LLC of Ardsley, NY for $14,800. The parcels all are vacant and sit on Park Avenue and E. Second Street, where Dunkirk Landing is constructing new apartments.
Including the sales previously mentioned, there were six sales that were $300,000 or higher. The remaining top sales are as follows:
– 11523 Hanover Road, and seven other parcels on Hanford and Dennison roads, Hanover was sold for $635,000.
– 7777 Aldrich Hill Rd., Cherry Creek sold for $577,500.
– 11920 Old Hanford Rd., Hanover sold for $458,000.
– 9589 Lamberton Road, Pomfret, three other parcels in Pomfret, and one parcel on Martin Road, Portland sold for $300,000.
