Ambitious Regeneration Plans Unveiled for Historic Wyreside Hall Estate

Ambitious plans to transform a historic 17th-century mansion into a premier luxury destination have officially been set in motion, following a formal submission to Wyre Borough Council.

The redevelopment proposal, lodged by the new owners of the 150-acre Wyreside Hall estate in Dolphinholme, outlines a comprehensive strategy to restore the Grade II listed landmark while establishing a high-end wellness and hospitality retreat.

A New Chapter for a Centuries-Old Landmark

The planning application, submitted in mid-August, seeks permission for a wide-ranging series of works designed to secure the estate’s long-term future. The centerpiece of the proposal involves significant restorative efforts on the main house itself, alongside the demolition of a partially constructed, out-of-character extension.

To elevate the site’s commercial viability as a destination venue, the plans include the construction of a bespoke orangery dedicated to hosting events, as well as a state-of-the-art spa and wellness centre. Additionally, the proposal features a suite of 20 luxury holiday lodges, woodland pods, and shepherd’s huts, complete with new access roads, landscaped gardens, and expanded parking facilities.

Securing the Future of the Estate

The developers argue that these changes are essential to prevent the continued deterioration of the historic property. In the planning documentation, they emphasize that the project should not be viewed merely as new development in the countryside, but as a vital lifeline for a heritage asset.

“It represents the comprehensive regeneration of a deteriorating historic estate whose future depends upon securing a commercially sustainable use capable of funding its ongoing repair, maintenance and management,” the document states.

The owners have backed their vision with extensive assessments covering ecology, heritage impact, transport, and structural integrity. They maintain that the economic and environmental benefits, when viewed as a whole, provide a strong justification for the development.

A Rich History

Wyreside Hall, which boasts sweeping views of the River Wyre, the Lake District, and the Yorkshire Dales, was originally built in the 1600s before being significantly remodelled in 1790 by then-owner and MP John Fenton Crawthorne.

The estate has seen several transitions in the modern era, having been converted into a hotel and wedding venue in 2012. Following its sale in late 2024 for an undisclosed sum, the new owners are now looking to finalize these ground-breaking plans to cement the property’s status as a top-tier retreat.

The site currently includes an 11-bed manor house, five holiday cottages, and a two-bedroom gatehouse. As the application moves through the planning process, the local community and stakeholders await a final decision, which is expected by October 19, 2026.
