Next Generation Construction Expands Housing Development in Town of Beloit
Beloit-based firm Next Generation Construction, a prominent regional home builder, has officially expanded its operations into multi-family residential development with the construction of “Legacy at Prairie Corners” in the Town of Beloit. Work on the 84-unit apartment complex, situated east of Beloit Turner High School, commenced in August. According to Zach Knutson, managing partner at Next Generation Construction, construction is advancing on schedule, with initial move-ins for tenants anticipated as early as October. This project represents the first major apartment development in the Town of Beloit since 2012, significantly contributing to a record-setting year for local building permits.
The move toward multi-family housing is part of a broader corporate strategy initiated by Next Generation Construction in 2016. The company has already successfully delivered residential complexes in South Beloit and Milton, with additional developments currently underway in Elkhorn and Machesney Park, Illinois. Knutson stated that the strategic pivot was driven by a recognized market gap, noting that high barriers to entry for homeownership, such as down payments and ongoing maintenance costs, have created a strong demand for rental alternatives. Despite this shift in focus, the company remains heavily involved in single-family residential construction, maintaining 15 active subdivisions and currently developing 17 of the 25 new single-family homes permitted in the Town of Beloit this year.
This surge in construction activity addresses long-standing concerns regarding housing availability in the region. A 2022 municipal study indicated that the City and Town of Beloit required an additional 200 to 300 housing units annually to adequately keep pace with population growth and market demand. While total new unit production from 2022 to 2026 has totaled approximately 408 units, the recent groundbreaking of projects like Legacy at Prairie Corners and the 55-unit Riverside Apartments—a joint venture between Lutheran Social Services of Wisconsin and Upper Michigan and the Alternative Continuum of Care of Madison—signals an accelerated effort to mitigate the regional housing deficit.
