Inside the Real Estate Empire of Bollywood: Anand Pandit Reveals Major Expansion Plans for Shah Rukh Khan’s ‘Mannat’

Beyond the glitz and glamour of producing blockbuster hits like Total Dhamaal, Bollywood producer Anand Pandit has quietly cemented his status as a titan in Mumbai’s luxury real estate sector. With a portfolio that reads like a who’s who of the film industry, Pandit has become the go-to developer for superstars, including Hrithik Roshan, Ajay Devgn, and—most notably—Shah Rukh Khan.

In a recent appearance on Ravi Kewalramani’s podcast, Pandit shed light on his transition into high-end real estate, which began in the early 2000s. The venture found immediate success with industry icons; Pandit recalled that his debut project saw Rakesh Roshan and Hrithik Roshan acquire multiple floors, while Ajay Devgn also secured a residence. Today, Pandit claims that roughly 80 to 90 percent of his clientele comprises prominent figures from the Indian film industry.

Vertical Ambitions for ‘Mannat’

Among the most high-profile projects currently under Pandit’s purview is the renovation of Mannat, Shah Rukh Khan’s iconic sea-facing mansion in Bandra.

Pandit confirmed that the property is undergoing an extensive transformation, which includes adding new floors to the rear section of the heritage site. To facilitate these renovations, the superstar and his family—Gauri, Aryan, Suhana, and AbRam—have reportedly relocated to a luxury duplex in the nearby Puja Casa, a property owned by producer Vashu Bhagnani.

The scope of the Mannat expansion is significant. Reports indicate that Shah Rukh Khan has sought permission to add two floors, which would expand the bungalow’s built-up area by over 600 square meters. Given the property’s prime location along the Arabian Sea, the actor has also engaged with the Maharashtra Coastal Zone Management Authority to secure necessary environmental clearances for the estimated Rs 25-crore project.

A Walk Down Memory Lane

The collaboration between the developer and the actor extends beyond Mannat. Pandit shared a fascinating anecdote regarding the redevelopment of the ‘Shree Amrit Society’ on Carter Road. Unbeknownst to Pandit, the society held a sentimental place in the heart of the “King of Bollywood”—it was the first home Khan purchased in Mumbai after moving from Delhi and marrying Gauri in 1991.

“When we were building it, I didn’t have an idea,” Pandit remarked. Upon mentioning the project to the actor, Khan expressed immediate interest, recalling his early days in the city. Though Khan moved to Mannat in 2001, he has retained ownership of the apartment.

The redevelopment project at this historic site is ambitious. Once completed in 2027, the four-bedroom apartment will see a massive 155% increase in space, expanding to approximately 2,800 square feet. With market valuations expected to reach Rs 1.50 lakh per square foot, the residence could see its value soar to approximately Rs 42 crore, marking a significant milestone in the preservation of the actor’s professional journey.
