Allsop Defies Summer Slowdown with £40m Residential Auction Success

The UK property market showed remarkable resilience this month as Allsop’s latest residential auction concluded with an impressive £40 million in sales. Despite the traditional perception of August as a dormant period for real estate, the auction achieved a robust 84% success rate, with 127 lots changing hands.

The results, which stemmed from the auction held on August 20th, highlight a sustained appetite for property investment. The event drew a significant crowd of more than 725 registered bidders, comprising a diverse mix of both private individuals and professional investors.

Sustained Demand for Income-Producing Assets

Allsop reported that investor interest was particularly strong for income-generating assets, while owner-occupiers remained active across both London and the wider UK market. The catalogue featured a broad spectrum of opportunities, ranging from large-scale residential investments and mixed-use commercial properties to smaller residential units.

Notable transactions from the sale included:

  • A freehold building in Mansfield comprising 30 self-contained flats, which fetched £2.15 million.
  • A freehold mid-terrace property in Chiswick containing nine letting rooms, sold for £1.27 million.
  • A mixed-use investment property in Ashford, which achieved a final bid of £955,000.

Market Confidence Amid Uncertainty

Richard Adamson, managing partner and residential auctioneer at Allsop, noted that the high volume of activity underscores a market that is functioning effectively despite broader economic headwinds.

“August has traditionally been viewed as a quieter month for the property market, but the strength of demand we saw throughout this auction tells a different story,” Adamson said. “Buyers remain highly selective, but when assets are priced sensibly and offer clear value, there is still significant competition.”

He added that the breadth of the demand suggests that the auction sector continues to serve as an attractive route for a wide demographic of buyers. “The results reflect a market that is continuing to transact despite wider economic uncertainty,” he concluded.

As the industry looks toward the autumn, the firm is already preparing for its next major sale. The catalogue for the upcoming September auction, scheduled for the 16th and 17th of the month, is set to launch on August 28th.
