Mumbai, India – Bollywood legend Amitabh Bachchan has reportedly entered into a significant commercial property transaction in Mumbai, leasing three floors of a prominent building in Andheri West. The deal, valued at approximately Rs 33 lakh per month, involves a nutrition brand securing the premises for a five-year period.
According to property registration documents accessed by Zapkey, the agreement covers three upper floors of the "Signature" building located on Link Road in Oshiwara. The lease is set to officially commence on August 15, 2026, with the leave and licence agreement having been registered on August 7, 2026. This move further solidifies Bachchan’s presence in Mumbai’s high-value real estate market.
Substantial Rental Income and Escalation Clause
The nutrition brand is poised to pay a substantial monthly rent of Rs 33 lakh for the leased space. With a combined carpet area of approximately 8,428 sq ft across the three floors, this translates to a competitive rental rate of nearly Rs 392 per sq ft per month. Over the five-year agreement, this transaction is projected to generate an impressive total rental income of approximately Rs 21.88 crore for the veteran actor.
Adding to the long-term value of the deal, the agreement incorporates a provision for an annual rental increase. The rent will escalate by 5% each year throughout the lease period, ensuring a steady increase in income for Bachchan.
Exclusive Amenities and Strategic Location
Beyond the significant rental figures, the lease agreement also grants the tenant exclusive access to nine designated parking spaces within the building. This amenity is a crucial component of commercial real estate in bustling Mumbai. Furthermore, the nutrition brand has reportedly paid a security deposit of Rs 1.98 crore, underscoring the financial commitment involved in this high-profile transaction.
