Hyderabad Real Estate Breaks Records: Raidurg Land Auction Fetches Rs 269 Crore Per Acre

HYDERABAD: The Hyderabad real estate market has reached a monumental milestone, as the Telangana Industrial Infrastructure Corporation (TGIIC) successfully auctioned a prime land parcel in the Raidurg area, setting a new benchmark for land valuation in the state.

In the latest high-stakes bidding process, a 5.38-acre plot, designated as Plot P2, was sold for a staggering Rs 1,447.22 crore. This translates to an unprecedented price of Rs 269 crore per acre, officially making it the most expensive land auction ever recorded in Hyderabad.

A Rapid Surge in Valuation

The latest sale underscores the meteoric rise of property values within the Raidurg Knowledge City corridor. This record-breaking figure arrives just one week after the previous high was established, when Plot P1—measuring 5.25 acres—was auctioned for Rs 1,386 crore, or Rs 264 crore per acre.

The trajectory of land prices in the region has been remarkably steep. In May of this year, plots were fetching Rs 237 crore per acre, while a sale in June saw prices at Rs 204 crore. Looking back to October 2025, the benchmark stood at Rs 177 crore per acre. In less than a year, the valuation of prime commercial land in this corridor has climbed by nearly 52%.

Combined, the two auctions held in August have generated a massive Rs 2,833.22 crore for the exchequer from just 10.63 acres of land, reflecting an average realization of Rs 266.53 crore per acre. According to TGIIC, the first-stage payment of 25% of the total value for the previous Plot P1 auction has already been received.

Investor Confidence at an All-Time High

Industry experts attribute this surge to the robust demand for premium commercial space in the Raidurg corridor, which has cemented itself as a vital business and investment hub in India. The area’s rapid development, backed by world-class infrastructure and its proximity to major global companies, has made it a preferred destination for investors.

K Shashanka, IAS, Vice Chairman and Managing Director of TGIIC, described the auction results as a clear validation of the region’s economic strength. “The auction is a strong endorsement of investor confidence in Hyderabad and Telangana and the continued attractiveness of Raidurg as a premier business and investment destination,” Shashanka stated. He added that the transparent and competitive price discovery process played a key role in unlocking the true value of the strategically located parcels.

Government Optimism

The state government has hailed the success of the auction, viewing it as a sign of Hyderabad’s burgeoning economic influence. Authorities highlighted that the record auction confirms Raidurg’s status as one of India’s most important commercial corridors.

The auction was conducted via the MSTC e-Auction platform, with real estate consultancy JLL serving as the exclusive transaction advisor. As the city continues to draw significant interest from multinational corporations and large-scale developers, this latest financial milestone reinforces Hyderabad’s position as a powerhouse of the Indian economy.
