Goodwill store could give way to 300 Ballard units

The donation lanes last weekend, long as ever.





The familiar Ballard Goodwill store at 6400 Eighth Ave N.W. began life in 1967 as a Safeway. Goodwill became the tenant in 2004. The landowner is a Portland investment group that acquired the empty store in 2000. The corner property, at 65th, offers about 1.6 acres, and isn’t publicly listed for sale. But it looks to be on the market.


Last week came a redevelopment plan from local shop Timberlane Partners and Runberg Architecture Group. Their six-story, 300-unit proposal would replace the old store. It includes some retail, with two underground parking levels to have about 274 stalls.


The scheme carries a nominal value of $84 million. It would also likely require an upzone from the current NC2P-40 (M). Runberg also says a sliver of the property is zoned LR1. Design review isn’t required for projects including affordable units. Those aren’t yet specified.


The county values the land at $14 million. A sale might come after the master use permit. A chunk of the north parking lot is separately owned — and would be an attractive addition. Goodwill hasn’t announced any plans to shutter the store, a fixture in that area of Ballard. As locals know, the vehicular queue to the donation lanes can be very long on a weekend. And the parking lot for bargain shoppers is also reliably filled.


Timberlane is both an investor and developer. In a notable deal this past winter, it acquired the 532-unit Jackson Apartments from original developer Vulcan Real Estate, then paying about $173 million. It’s active here and in Utah and Colorado, with a portfolio it values at over $1.7 billion. Timberlane also has a 186-unit plan in Fremont, currently in review with the city.
