Hrithik Roshan Expands Real Estate Footprint with New Mumbai Office Lease

Bollywood superstar Hrithik Roshan continues to demonstrate a keen eye for real estate investment, adding yet another significant commercial deal to his burgeoning property portfolio. According to recent registration documents accessed by real estate data analytics firm CRE Matrix, the actor has leased out a 2,727 sq. ft. office space in Goregaon East, Mumbai, for a total value of approximately ₹4.84 crore over a five-year term.

The Goregaon Deal

The leased office space is strategically located on the 14th floor of the E-Wing at Lotus Corporate Park, situated within the prominent Graham Firth Steel Compound. The agreement, signed on August 31, 2026, secures a tenant—QuantumX Global Private Limited—for a period of 60 months, with lease and rent commencement officially starting on September 5, 2026.

The financial structure of the deal includes a starting monthly rent of ₹7.30 lakh, bolstered by a 5% annual escalation clause. This incremental increase ensures that the monthly rent will climb to approximately ₹8.87 lakh by the final year of the lease, reflecting the prime value of the commercial space.

Strengthening a Commercial Portfolio

This latest transaction follows closely on the heels of another major commercial deal involving the actor. Just last month, Roshan leased a sprawling 6,000 sq. ft. office space in Andheri West to Clearsynth Labs Limited for a monthly rent of ₹17 lakh. That property, located in the Lotus Nilkamal Business Park, underscores the actor’s focus on high-value commercial assets in Mumbai’s bustling business districts.

The Roshan Family’s Real Estate Moves

The Roshan family remains highly active in the property market, with parents Rakesh and Pramila Roshan recently finalizing their own rental agreements. The couple successfully leased an apartment in the prestigious Hiralaya Building within Juhu’s JVPD Scheme for three years, a deal expected to generate approximately ₹1.89 crore in rental income.

The family’s broader investment strategy has been marked by several significant moves over the past year:

  • January 2026: Rakesh Roshan divested a 1.09-hectare land parcel in Pune for ₹15 crore.
  • November 2025: Hrithik, alongside his parents’ firms (HRX Digitech LLP and Filmkunj Bombay Pvt Ltd), acquired 10 office units in Andheri West for a combined ₹28 crore.
  • Strategic Growth: During the same period, Rakesh and Pramila Roshan invested ₹19.68 crore in five additional commercial units in Andheri, while Hrithik’s sister, Sunaina Roshan, bolstered the family’s holdings by acquiring two commercial units in Andheri East for ₹6.42 crore.

With this latest lease in Goregaon, the Roshan family continues to solidify their position as prominent players in the Mumbai real estate market, balancing luxury residential holdings with a strategic expansion into high-growth commercial office spaces.
