For decades, New Jersey was frequently the punchline of regional jokes—often dismissed by outsiders as little more than a sprawling transit corridor connecting New York and Philadelphia. However, that perception has been shattered by a modern real estate reality: the Garden State is officially one of the most desirable places to live in the United States.

Recently named the second-best state to live in America by WalletHub, New Jersey is now defined by its top-tier school systems, financial stability, and a thriving mix of suburban sophistication and coastal allure. While the national housing market faces stagnation, New Jersey has emerged as a leader in home price appreciation.

The Rise of the "Metroburb"

At the heart of this transformation is a shift in lifestyle preferences, championed by developers like Ralph Zucker, founder and CEO of Inspired by Somerset Development. Zucker has spent over 30 years reshaping the state’s landscape by pioneering "metroburbs"—suburban developments that offer the high-end culture and connectivity of an urban metropolis without the traditional stresses of a city commute.

"I think at the end of the day, it comes down to fundamentals," Zucker told Fox News Digital. "You have a little bit of everything, and we’re close to everything. New Jersey has very much come into its own, and really it’s always been there, but the secret is out."

Zucker’s flagship project, Bell Works in Holmdel, serves as a prime example. Once a massive office facility, it has been transformed into a bustling hub that was 98% leased by 2025. According to Zucker, rental rates in such projects have nearly doubled since 2020 as workers prioritize inspired, flexible environments over "mind-numbing" corporate offices.

Beyond the Shore: A Year-Round Destination

The appeal of the Jersey Shore has evolved as well. Communities like Asbury Park are no longer just seasonal tourist hotspots; they have matured into year-round residential destinations. This shift is fueling significant property value increases, with some Monmouth County shore towns reporting annual price appreciation between 6% and 10%—often outperforming cooling markets in states like Florida.

Longtime Asbury Park resident Karen Nelson, who recently purchased a unit at the new LIDO development, notes that the community is continuing to evolve. "It’s become more of an all year-round kind of place," Nelson said. "A lot of new businesses are evolving, restaurants, and everybody wants to be in Asbury."

Navigating the Competitive Landscape

The surge in demand has led to a highly competitive environment. With New Jersey REALTORS reporting median home prices reaching between $540,000 and $585,000 this summer, many buyers are turning to preconstruction opportunities to secure their investment.

The LIDO project, which boasts a penthouse sale for a record-shattering $7.6 million, illustrates how new construction allows buyers to lock in prices before bidding wars break out on the open market. "In the current market, it’s a way to bypass that competition," Nelson explained. "I’m secure in my purchase price now, even though it’s still a year and a half out."

The Road Ahead: Supply and Policy

Despite the state’s success, challenges remain. Developers point to high property taxes, elevated interest rates, and municipal zoning bottlenecks as significant barriers that suppress housing supply. Zucker argues that lengthy government approval processes ultimately inflate costs for the average consumer.

"Government can protect the public and, at the same time, accelerate and not cause the cost associated with long and arduous application processes," Zucker stated. "If we allow qualified professionals to do their jobs, we will actually increase supply and lower the price to the consumer."

As New Jersey continues to attract high-earning professionals and families looking for a balanced lifestyle, the state is poised to maintain its momentum. For residents like Nelson, the future looks bright: "I think it’s just going to be bigger and better. I’m actually looking forward to the future of this town."
